OBJECTIVE: Acquire underperforming, income-producing properties that can be improved to increase value and generate high risk–adjusted returns. We reposition our properties to accommodate the changing needs of today’s new economy tenants. With a target asset allocation of 40% offices, 40% industrial and 20% other.

ADAPT PORTFOLIO: We focus on opportunistic, value-add, core-plus and distressed deal profiles depending on the business cycle. We partner with private equity capital where appropriate, but retain flexibility to close deals internally. This helps ensure certainty of execution and allows for creative deal structuring. Our investors in the fund participate in the General Partner Promote, the carried interest earned by Somerset Properties in joint ventures.
